"Our 45 year old North Vancouver house is situated on a bank leading down to McKay creek. A large deck and part of the house is cantilevered over this bank and is supported by 3 concrete columns and three stringers assembled out of 2x12 beams nailed together. Through much of the year, this portion of the house remains damp. Over time, significant rot emerged at the end of two of the three beams, compromising its structural integrity. The necessary repair would be difficult both from an engineering standpoint and because the significant load on a steep bank. Another contractor suggested that we contact Brad Berry and Canopy Construction, a company with significant expertise in this type of repair. We were not disappointed.  Brad consulted with a structural engineer, who came to examine the rotting beams and calculate loading. It was recommended that two 7”x14” Paralam beams would be needed. This represented a challenge, since the large and heavy beams would need to be lifted by crane over the house from a driveway some distance away.
Brad and his team quickly went to work. The work was completed on time and within the budget outlined in the quote. Any unforeseen expenses were absorbed internally by Canopy Construction and the final cost was exactly as quoted.
